HubSpot for real estate wholesalers: a setup that works

Can HubSpot work as a CRM for real estate wholesaling?

Yes, with setup. A workable HubSpot model uses contacts for sellers, buyers and agents, deals for acquisition and disposition pipelines, and HubSpot's listings object for properties, which has to be activated first. Calling comes with Sales Hub or Service Hub Starter and up. List stacking and skip tracing, which REsimpli bundles, come from separate tools.

HubSpot is not a wholesaling CRM, and it does not pretend to be. Nothing arrives preset for sellers, buyers or properties. What it offers instead is a CRM you can shape to the way your team actually works, with room to add brokerage, rentals or lending later. This is the setup we build for wholesaling teams, and it is our recommendation rather than a HubSpot template.

How should wholesalers structure HubSpot?

Four objects carry the business. Sellers, buyers, agents and vendors are all contacts, told apart by a type property, with buying criteria on the buyer records so dispositions can pull a list for any property. Each property opportunity is a deal. The property itself lives in HubSpot’s listings object, which HubSpot describes as storing “information about a particular property or unit to be bought, sold, or rented.” A listing can then hold every deal it has had, from the first acquisition to a later resale. Companies hold the LLCs, title firms and lenders your contacts work through.

What pipelines do you need for acquisitions and dispositions?

Two, as a start. Acquisitions follows a seller lead from first contact to contract; dispositions follows a property from contract to buyer. The stage names below are an example. When a team moves from REsimpli, we map its existing statuses stage for stage and keep dead-lead reasons as a property, so reporting survives the move.

How do calling and texting work in HubSpot?

Calling is built in with Sales Hub or Service Hub Starter and up, and calls log to the contact and the deal with their recording. Power dialing across several lines, like REsimpli’s triple-line dialer, comes from dialer apps that connect to HubSpot. Texting is split: HubSpot’s own SMS is a marketing feature needing Marketing Hub Professional or Enterprise plus an SMS add-on, while one-to-one seller texting usually runs through a connected texting or dialer app. Either way, US business texting needs A2P 10DLC registration, which HubSpot says takes six to eight business days for its marketing SMS.

What does REsimpli do that HubSpot does not, out of the box?

Be clear-eyed about this before you move. REsimpli bundles list stacking, skip tracing credits, driving for dollars, direct mail and a triple-line dialer with investor-specific statuses. In HubSpot, those come from connected tools or your own process: a data provider for lists and skip tracing, a dialer app, a direct mail app. The payoff is that each piece is replaceable and the CRM underneath is yours. Automated follow-up uses workflows, and owner reporting uses the custom report builder, both of which come with Professional editions.

What does it take to move from REsimpli?

Is HubSpot good for real estate wholesalers?

It works well once it is set up for the job, and it is not built for wholesaling out of the box. Teams choose it for open integrations, reporting they build themselves, and room to grow beyond one tool. A user on Reddit called it cleaner and more traditional, though less wholesaling-specific.

Does HubSpot have a property object?

Yes. HubSpot's listings object stores information about a particular property or unit to be bought, sold or rented. It has to be activated in the account before you can use it, and a property can then carry every deal it has had.

Which HubSpot edition does a wholesaling team need?

Calling is available with Sales Hub or Service Hub Starter and up. Workflows for automated follow-up, and the custom report builder, come with Professional and Enterprise editions, so most teams moving off REsimpli land on Professional.

Can HubSpot text sellers?

HubSpot's own SMS is a marketing feature that needs Marketing Hub Professional or Enterprise with an SMS add-on, and 10DLC registration, which HubSpot says takes six to eight business days. One-to-one seller texting usually runs through a texting or dialer app connected to HubSpot.

Can HubSpot do list stacking and skip tracing?

Not natively. Keep list stacking, skip tracing and driving for dollars in a data tool built for them, and send qualified leads into HubSpot, where the follow-up, pipelines and reporting live.

Can I bring my phone numbers from REsimpli to HubSpot?

HubSpot says numbers from platforms that also use Twilio can move as a porting transfer without a letter of authorization. REsimpli numbers run on Twilio under REsimpli's account, so they may qualify; confirm with both before you plan around it.
